RENTAL CONDITIONS
1. The tenant is responsible for the rented property and its contents. Furthermore, he assumes full and complete responsibility for the persons to whom access is granted.
2. Groups under 25 are not permitted.
3. The maximum number of people on the property at any one time is 10. The capacity of the septic tank and well does not allow more people. Failure to comply may result in immediate eviction without compensation or reimbursement.
4. The maximum number of vehicles in the parking lot is 4. They may not circulate on the lot and must be parked in the designated parking area. No vehicles may be parked on the street.
5. The tenant is responsible for sinks and toilets if clogged or damaged by his fault.
6. All occupants must conduct themselves in such a way as not to interfere with the enjoyment of the building normal enjoyment of premises. Noise must be kept to a minimum after 10 pm. Any tenant who is the subject of a complaint from the neighborhood or a warning from the Police Department must leave the premises without compensation or reimbursement.
7. Smoking is prohibited inside the chalet. It is also forbidden to leave cigarette butts on the premises. In the event of the security deposit will be retained for cleaning costs.
8. For allergy reasons, only dogs (maximum 2) are allowed. No other pets will be tolerated. In the event of non-compliance, the security deposit will be retained for cleaning costs. Your dog may not be on furniture and must never be left unattended. Dog excrement must be picked up.

10. The door to the interior fireplace must always remain closed when there is a fire and when leaving the chalet.
11. It is forbidden to build a fire on the grounds other than in the designated area. Fires must be kept under the tenant's supervision and extinguished when left unattended. No waste may be burned.
12. The use of firearms is prohibited on the property (inside and outside).
13. Life jackets must be worn at all times during water sports.
14. Access to the lake and swimming by minors must always be under adult supervision.
15. The dock has a maximum load-bearing capacity of 4 adults. It is forbidden to jump or dive into the water from the dock. (rocks underwater). No glass containers on the dock.
16. It is strictly forbidden to bring glass containers onto the dock.
17. No motorboats or fishing boats may be launched by tenants.
18. Use of the play structure must be supervised by an adult at all times.
19. Use of the trampoline is at the tenant's own risk. It is strongly recommended that children be supervised during use. The owner cannot be held responsible for any injury to children.
20. Household waste must be deposited in the outside garbage cans provided (green garbage can is for recycling, brown garbage can for compost and black garbage can for all other waste).
21. Doors and windows must be locked when the property is unattended.
22. If you use the BBQ, make sure the grill and barbecue utensils are clean before you leave.
THE LESSEE UNDERTAKES TO:
- Not to throw anything into the sinks, toilets, bathtubs and showers that could block the pipes, failing which
failure to do so will result in the tenant being billed in full for the cost of restarting the system.
- On departure, to leave the premises, chalet, grounds, furniture and accessories in the same condition as on arrival and in their original location. An amount of $150 will be deducted from the security deposit if the lessor finds that the condition of the chalet is
unacceptable and requires additional cleaning.
- To comply with this rental agreement. Failure to comply with the contract may result in costs which will be assessed at the sole discretion of the landlord. Failure to comply with the contract gives the landlord the right to evict the tenant and his guests immediately by terminating this rental agreement. In this event, the lessor will retain all sum which will have been paid to him and will retain all recourse against the tenant if damage has been caused to the premises rented.
- To use the furniture and objects in the rented building for the purpose for which they are intended and in the premises where they are located. It is strictly forbidden to transport them outside the chalet.
- To notify the lessor as soon as the lessee becomes aware of any defect and/or breakage of equipment or furniture in the building. Any misuse or abuse not attributable to normal wear and tear of the building or its contents will be repaired or replaced entirely at the tenant's expense.
- To allow access to the premises at all times to the landlord to inspect the premises and to carry out urgent work necessary to maintain the leased premises and its equipment in good condition.
SPA TERMS OF USE
The chalet is equipped with a hot whirlpool bath. For reasons of safety and hygiene, and to respect the quality of the water
water quality, users are required to respect these few rules:

● Loose-fitting clothing and jewelry are forbidden in the bath and sauna. Bathing suits are strongly recommended. The
shorts are not permitted.
● The recommended duration of a bathing session is a maximum of 30 minutes. Exceeding 30 minutes may lead to drowsiness and hyperthermia. Drinking alcohol before or during the Spa session is strongly discouraged.
● The minimum age for access to the bath is 16. Children under 16 are the sole responsibility of their parents.
● Smoking is prohibited in and around the spa.
● Pets are not allowed in the spa.
● ***It is important not to splash yourself. Water must absolutely remain in the spa. Any water outside the spa turns to ice and creates a slipping hazard.***
● The spa is not recommended for pregnant women.
● The Spa is forbidden to people suffering from infectious diseases, skin diseases, obesity, heart and respiratory diseases, hypotension or hypertension, circulatory disorders or diabetes.
● People taking medication should consult their doctor before using the spa, as there is a risk of drowsiness and changes in heart rate, blood pressure or circulation associated with the use of
therapeutic substances.
● The use of drugs, alcohol or medication before or during spa use may result in loss of consciousness and risk of drowning.
● For reasons of hygiene, acts of a sexual nature are prohibited in the spa.
● The owner declines all responsibility in the event of accidents, burns or drowning.
● ***For any damage to the spa or spa water, you will be charged for the cost of repairs or replacement of the water will be billed to you.***

- Abuse, parties, excessive noise, neighbor complaints | $450.00 (Loss of security deposit, eviction without refund)
- Open air burning | $750.00 (Loss of security deposit, eviction without refund)
